Mid North Coast presence: honest and specific

Sandy Grey is based full-time at Black Beach and takes on local projects across the Mid North Coast. Ask for Sandy to be involved directly. That is a resident practitioner, not a multi-desk regional office and not a claim that every coastal LGA has a SAC shopfront.

Complex work still draws on the Hurstville practice. Performance Solutions, SDA certification pathways and specialist peer review sit with the same firm standards used on Sydney jobs. The local value is site access, shorter inspection lag, and a report writer who already knows the regional planning context.

Access reports for DA, CC and related lodgement

We prepare plan assessments and lodgement-ready disability access reports for Development Applications, Construction Certificates and, where the pathway applies, Complying Development Certificates. Reports are written against the Disability (Access to Premises - Buildings) Standards 2010 (Premises Standards), the access provisions of the National Construction Code in force in NSW, and referenced Australian Standards such as AS 1428.1:2021. Where a DCP or the Housing SEPP adds livable or adaptable overlays, those instruments are assessed as well.

Access audits of existing buildings and facilities

On-site audits cover public buildings, commercial premises, education and childcare, aged care, heritage fabric, and alterations and additions. The report prioritises what is compliant, what is not, and practical options to close gaps. Local presence shortens the lag between drawings arriving and a site inspection on Port Macquarie, Coffs Harbour, Taree or Forster jobs.

When a Performance Solution sits beside the report

Named centres are Port Macquarie, Coffs Harbour, Taree and Forster, with surrounding Mid North Coast areas by enquiry. Sandy’s base is Black Beach. Why local presence plus SAC report discipline

A generic “we cover all of regional NSW” page does not put a practitioner at Black Beach. An NDIS home-modification builder is not an access consultant for a DA or CC package. A council Disability Inclusion Action Plan is community policy, not a lodgement report. This page is the consultant service: local site work, statewide report standards, and a path into Performance Solutions, Livable Housing, adaptable housing (AS 4299) or SDA certification when the same project needs those products.

NSW remains on NCC 2022 Amendment 2 until NSW adopts NCC 2025 on 1 May 2027. The Premises Standards, as amended, reference AS 1428.1:2021 from 29 July 2025. Reports for Mid North Coast lodgement use those instruments, not a preview edition and not another State’s adoption date.

Is Mid North Coast work only remote from Sydney?

No. Plan assessment can start from drawings anywhere. Site audits and local coordination run from Black Beach. Hurstville remains available for complex Performance Solutions and specialist input.

What if our certifier asks for a Performance Solution?
